VALUATION
A valuation is free and comes with no obligation. One of our experienced valuers will visit your property to discuss current market conditions and where your property would be positioned in that market for sale.
INSTRUCTION TO SELL
After receiving your valuation, assuming that this acceptable, a further appointment will be arranged with you to photograph and capture the full selling potential of your home.
MARKETING
Once you have approved the sale details, your property is now ready to market and we offer the following:
- PROFESSIONAL PHOTOGRAPHY – Our photographs are taken with a High-Tech, professional wide-angle lens camera and if needed we can employ an aerial photographer.
- GALLOWS FOR SALES BOARD – Our For Sale Boards have been carefully designed to stand out from the crowd and create the attention your home deserves. These are available 24 hours a day and are included within the fee quoted.
- OFFICE AND WINDOW DISPLAY – External and internal photographs will be prominently displayed in our premises in order to optimise exposure.
- MATCHING TO POTENTIAL BUYER - EMAIL –All prospective buyers who register with us are asked to provide email addresses, they are then sent all properties that match their requirements.
- WEBSITE EXPOSURE & SOCIAL MEDIA – Besides the exposure on our own website, your property will also be showcased on social media and national property websites platforms.
- ACCOMPANIED VIEWINGS - Appointments to view your property are made through dunn & rate and depending on your preference these can be done by us or you.
PROPERTY PERFORMANCE UPDATES
At dunn and rate we pride ourselves on ensuring that you feel your sale is a priority, we do our upmost to ensure that it receives the attention it deserves and keep you updated.
OFFERS
Any offers we receive are promptly verbally notified and then followed up in writing. Our competent sales team will negotiate between you and your prospective buyer, until an accepted offer has been agreed.
AGREED SALE
If you have not already done so, at this point you will need to instruct a solicitor and, should you require assistance, dunn & rate will only be too pleased to recommend local firms.
EXCHANGE & COMPLETION
As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts. The completion marks the end of the buying process and your actual house move.
